-All transactions are conducted in accordance with French law and with documents in French. We provide explanatory text and detailed explanations in Japanese, so you can leave it to us with peace of mind.

-In France, all payments for real estate related installations are accepted by bank transfer only.
—Important points (for tenants)
– As demand for rental properties in Paris exceeds supply, transactions are highly competitive, and speed is of the essence.
– Ideally, you should start looking for a rental property one month before you plan to move in. From consultation to viewing multiple properties (online) and selecting a property, it will take one to two weeks, and then another one to two weeks for contracts to be exchanged, the deal to be concluded, and payment to be completed.
– Under French law, you are required to fill out a request for intermediation before viewing a property. In order to prepare this request document, we will temporarily hold your information, your requirements for the property, and documents to be submitted by the landlord before viewing the property. Please rest assured that your information is strictly kept confidential.

—Important Points (for Landlords)
-We will negotiate and handle smoothly between landlords and tenants in Japanese.
-You will be asked to submit the necessary documents when signing the contract.
-We will handle the status checks (Etat des Lieux) during the move-in and move-out procedures.
-Once the monthly rent payment is received, we will issue a receipt (quittance de loyer) to the tenant. For corporate contracts, an invoice (appel de loyer) can be issued upon request.
-In order to help you find a tenant quickly, we may provide advice on renovations, interior design, etc.
